The mortgage broker made $300,000 from 4 investment properties in under 1 year.

Mortgage brokers normally know the process to buy property, but Vivek has a different approach.

Within a few weeks, we had presented a few options, and Vivek chose one. The purchase price of the property was only $380,000. It was a beautiful brick house with 3 beds, 2 baths, and a double garage on 609 m² of land. We chose this property due to the rising market and to get equity.

The first property was settled on 25-03-2024.

Soon after settling on the first property, Vivek wanted to buy the next one.

We finalise the plan and present an elegant and modern 2012-built property. It has 4 bedrooms, 2 bathrooms, and a double garage on 493 m² of land. In addition, it has an impressive rental yield of 5.79% and gives $600 a week rent. Due to the modern 2012-built property, depreciation was also a bonus.

The second property was settled on 04-06-2024.

By then, Vivek has finalised SMSF and is ready to purchase using SMSF (Self Managed Super Fund).

We have changed the plan and helped him to purchase an affordable property at $330,000. We also helped to diversify his portfolio by helping to purchase in Western Australia.

It has a large area of 813 m² with two beds on it. Due to a large parcel of land, it gives an opportunity in the future for other people to sub-develop and build secondary dwellings.

The third property was settled on 20-08-2024.

Soon after settling on the third property, we wanted to make sure his borrowing capacity will not be exhausted in the future.

So, we have secured very cheap property with high yields on it.

The purchase price was only $150,000. It was a 2013-built villa with 2 beds, 1 bath, and a single car space. It was renting at $370 a week, producing 12.83% rental yields.

The property no. 4 was a game changer, not only to improve borrowing capacity but also helpful to continue building the property portfolio. The fourth property was settled on 02-09-2024.

Together, the couple has purchased four investment properties in under six months.

We have revalued the properties in February 2025, and it was quite impressive.
